Tips for BUYING

Whether you're a first time home buyer or have bought multiple houses, there are some keys things you need to keep in mind.
  • Know the Costs: It always pays off to be prepared. Make sure you are aware of all the costs associated with buying a home and be sure to factor them into your budget.
  • Location: Do your research ahead of time. This way you'll be able to narrow your search down to the neighborhood you want to live in. And you won't waste you're time looking at homes outside your ideal neighborhood
  • Size: How much home do you need? If you're a growing family, keep that in mind so your house isn't bursting at the seems in a few years.
  • Credit: How is your credit? Better to find out now before starting your home search.
  • Family: Do you have kids, or are expecting to within the time that you plan to own your home? Keep school districts in mind.
  • Get Pre-Approved!: Do this before setting out to look at homes. Nothing is worse then finding your dream home in what you think will be your available budget only to find after that you can't afford it.
  • Find the Right Agent: It is important to be comfortable with your Real Estate agent. Find someone you can trust and depend on to fight for you!!

Federal Tax Credit for New Home-Buyers

New home-buyers may be eligible for federal income tax credit

Eligible homebuyers can claim a federal income tax credit of up to $2,000 for the life of their mortgage under a new program unveiled Thursday by the Maryland Department of Housing and Community Development. DHCD’s Maryland HomeCredit program provides eligible home-buyers with a mortgage credit certificate allowing them to claim a tax credit for some portion of the mortgage interest rate paid each year on their federal income tax return.

The program launches June 1 and continues through Dec. 15, 2015. A home-buyer purchasing a home during that period is eligible to claim 25 percent of the interest paid as a federal tax credit for every year the mortgage is outstanding and the buyer lives in the home. The homebuyer must get the Maryland HomeCredit at the time he or she closes on the mortgage. There are fees associated with the Maryland HomeCredit. Refinances are not eligible.

Thinking about buying or selling?

Now is the time!

The spring selling season is bursting with activity. There is an increase in showings and properties are going under agreement quickly, often within days.

If you have been waiting for prices to increase before putting your home on the market, it's time to stop waiting! The buyers are out and ready to purchase, so home sellers shouldn't miss this tremendous opportunity. If you are thinking of placing your home on the market, call me today. I will complete a competitive market analysis, review competing homes currently on the market, and will determine the inventory levels specific to your locale and price point. Who knows I may just have the buyer you are looking for!

And buyers, you should do your due diligence in advance. Obtain a mortgage pre-approval, which will allow you to make a quick purchase decision. Keep your home-ownership goal in sight. Contact me about getting the process started, I can recommend a great lender! Working together, you'll be moving in no time.

Next week, I'll post both tips for selling your home and tips for purchasing a home, so check back!

Happy buying and selling!
